Hi Everyone! I’m trying to start doing loan signings but it seems to be quite challenging getting in with title companies. I’ve submitted a few new vendor profiles and signed up with Snapdocs and The Closing Exchange. I’m nervous because I became NSA certified in October but haven’t done a signing yet. I’ve done about 20 notarizations so I’m getting more comfortable but I guess I just need some advice and moral support. Thank you!

I also started out as a signing agent in October. Welcome! I’m from PA.
I was a notary public for about 1.5 years before getting into signing agent stuff. If I’m being honest, I was still very nervous at first. Even now, after about 20 closings, I still get a little anxious before a signing! There are so many opportunities for little mistakes that can have a huge impact on the closing transaction. It’s SO important that we get EVERYTHING right. It’s a lot of pressure for us newbies!
I’d definitely recommend taking your time while prepping your closing packages. Schedule plenty of time before the appointment to review and flag each document. I use a different color flag for borrower signatures/borrower initials and my signature/notarizations. For example, blue for the borrowers and yellow for me! It helps a lot!
Also, make sure to let the borrowers know that you will need to stick around for a few minutes after the closing to review the document package before leaving. TRUST ME WHEN I SAY that you do NOT want to skip this step, especially when you’re first starting out. It’s a lot easier to correct a mistake while you’re still with the borrowers. JUST DO IT. Lol.
If you have any questions, before or during the closing, call the title company! NEVER make assumptions. Each title company/lender is different and they all tend to be very particular with their processes. Follow their instructions exactly.
