I have a loan mod with the owner of the property also being listed as the first borrower. However, there is no place in any the documents for his signature. Nor did they type his name on an acknowledgment like they did the wife’s. I am still attempting to reach the borrowers to confirm the appointment but while im waiting this was what i said to the signing service PAC whom sent me the appointment.
This first message was sent on Friday so i sent the second as a follow up Monday morning.
Friday.
“I have attempted to call again with no answer. Also, when reading over the documents it is showing the borrowers as … and …, I just want to verify that only … signature is needed as there is only one signature line with her printed name on the documents and the acknowledgement.”
Monday
“Hello, just checking in I have attempted to reach out again with the same results of a full voice mail box. It gave me the option to send my phone number via SMS in hopes that if she is out of range, she will still be able to see i called. I will attempt again around lunch and just before the end of the day. I am looking forward to further instruction on the subject of … who is listed as the first borrow but does not have a place for him to sign.”
I probably would not print anything because we can’t add names to documents and you’re right it doesn’t sound right. I would have emailed if I couldn’t get anyone on the phone that I would not be completing the order without feedback from them.
I have not printed anything yet!!! While waiting for my first job to land I have been spending my time reading as much as i can between here (Notary Cafe) and anything any one suggested!
Unfortunately the only communication i was given for the client is the phone listed (those were my emails to the hiring party).
Thank you so much for responding with this being my first, having the client hang up on me and now not answer my calls to confirm on top of having to reach out to tell them I didn’t think the paperwork was right was nerve racking. Especially sense i was up front about being new.

It appears the names used in this post are those of the actual signers. If this is so, the privacy of those named has been technically compromised. All newbies: beware of disclosing private/confidential information, facts, names on this site. If you’re describing situations for the edification of others reading these posts, use substitute names and parenthesize that you have done so to eliminate doubt.
Question for you: Do you know what a Loan Modification is? Typically, when you’re losing your house to foreclosure, the bank may agree to a Loan Modification if you qualify. At this point, most of the phone calls the signer has been receiving are from creditors, so they are highly stressed anyway. I’m guessing it’s your job to get her signature so the bank can get on with the procedure.
Loan modifications always have weird dates as well where it looks like an agreement is actually expired when we get it. If I do one, I just go with what they send me. And no - they don’t answer unknown calls.
