Townsgate Closing Services Not worth the hassle

Lots of signing services have personnel who can access this forum. To believe there would be no repercussion for being negative isn’t very realistic IMO. The score comes from the errors they record on the work you do. They grade A-F. Regardless of score notaries get offers. is it helpful to be scored high? I think so from my experience. I don’t think they change people’s scores for anything they post. But they could have a tier system of sending offers out. I don’t know. I don’t have anything bad to say about them. I actually like them a lot. I get counters accepted. A dozen contracts a month is a good check. That’s all.

I get no shortage of offers from them (about 20 or so daily). The problem is in fee offered, not the volume of offers.

Thanks @somiassociates1. That’s exactly what I did a few days ago and it worked. Submitted my invoices and got paid with no issues.

I counter and I would say 85% of the time they meet my fee. If they do great, if not, oh well, another one will come another day is the way I see it.

Was this after scanbacks and an error observed?

Never hold docs hostage. I understand your frustration – and thank you for the detailed explanation. As you and the other notary already determined signings were for 2 separate properties (2 separate and distinct loans), I believe you’ll get this matter resolved to your satisfaction by simply speaking directly (not email nor comments on their portal) with the closing coordinator and/or vendor management. Please try that first thing Monday morning and let us know how it goes.

It sounds like TG believes your initial concern of two notaries, same closing. That should be cleared up Monday.

My concern is you retrieving documents after you dropped them. If funding is delayed because documents were pulled back, you could potentially be accused of:

  • Interfering with a contractual transaction

  • Breach of independent contractor agreement

  • Causing financial damages (rate lock expiration, delayed funding, penalties)

Thank you for your reply, and concern. UPS does not pickup in my area again until Monday: March 2, 2026. I was dropping them off early.

Therefore, the documents would still not be picked up by UPS until Monday: March 2, 2026 approximately 4:15 PM.

At the very least, you’re setting yourself up for never being used by that company again. If that’s okay with you, then fine. At worst, you could get into some real trouble if the file didn’t close on time because of your action. Going back to UPS to retrieve the package seems totally unnecessary to me. That shows that you’re holding their package hostage, which won’t go over well with anyone. I haven’t done much work with Townsgate (mostly due to their low fees) but from what I can tell, they’re a legitimate company that won’t try to purposely cheat you. I have had a similar incident to yours in the past, but it was worked out between the other notary and me, without the signing service ever getting involved. You really don’t want to get them involved in these things if you don’t have to. It can only muck things up (as you saw).

Going and retrieving a package to punish a signing service will ensure lots of people never hire you.

I’ve never had any issues with Townsgate Closing and get paid the fees I request when I do work for them.

What did you find out from them yesterday?

How was this resolved? Did you eventually receive your original fee from Vendor Management?

I don’t know how to add an invoice to their platform. I’ve been calling (leaving messages), and emailing with no replies. I did send an invoice through Notary Gadget… I’ve also handed the information and files over to my attorney. He said if I am not paid for my services, he’ll get involved. I guess it’s a wait and see game for now. But I do have faith in my counsel… I’ve had this problem before with another Signing Services, which he was able to resolve.

I haven’t heard from Townsgate since the day of the closing, nor after the documents were returned. I have called (left messages), and emails… nothing! I was unable to figure out their “online invoicing system".’ I’ve tried several different ways to get a hold of someone working there and… nothing! I did send an invoice through Notary Gadget to them so I would at least have a record of the closing. I have also informed my attorney in regards to the matter. He said if I am not paid, he will get involved. I have faith in my counsel; he has handled this type of matter before with another Signing Service that wouldn’t pay.

You go to the invoice tab you download their invoice template. You fill in the template with the order number and the batch number on your order confirmation and the fee you agreed to. On the third business day after you complete it you upload it to the invoice tab.

This is not a signing company that doesn’t pay. This is a platform that requires you to invoice via their system.

I have been trying to get ahold of an employee (anyone) that works for Townsgate. They have chosen to not respond to multiply calls (voice mails left on at the least 6 different phone numbers), emails, and notes (added to the closing assignment). I did not say “Townsgate did not or will not pay…” They are however… refusing to communicate with me.

Regarding invoicing?

I had trouble figuring out Townsgate’s invoicing procedure, too, and got no response when I sent them an inquiry asking what I had to do. I finally figured it out on my own and got paid within a few days after sending them an invoice.
