What is a sample of an email or phone call to get your foot in the door with title or mortgage companies?

In my experience, it depends on the company and their workload/demand. Most hire company closers, but will hire a signing agent as a back up. The 3 companies I work directly for all wanted a minimum of $100k E&O, so be prepared for that. One company I am their primary closer and the other two a backup for their staff closer. Also, most under estimate the power of the Real Estate Agent. There is no closing if there is no sale, and guess who made that happen? And yes, Real Estate Agents have a lot of say in who closes on the loan that THEY sold. Walk in, introduce yourself, leave a business card and copies of your credentials in a professional, presentable portfolio binder/folder (E&O, Notary Commission, W-9, Background Check, Bond if required by your state, any trainings/certifications RELATED to the industry). Also include a ONE page brief summary of your experience. You can mention how many signings you have done, but don’t “boast and brag” or exaggerate. Instead, boast and brag about how many you had to go back on (hopefully not a high number…lol). Finally, I know this pandemic stuff came with a lot of “limitations” but at the end of the day we have the freedom of choice. So with that said, I highly recommend you do this in person, as opposed to an email or phone call (so they can put a name to a face).
