What do I do when the name on the documents of the borrower is incorrect. Title company kept putting in the name of the borrower and WATA, (Was Also Titled As) and her married name, which was incorrect. Title was only in the name of the borrower, and not in the name of her former husband. Should I havejust sent the documents back. She insisted on crossing everything out and initialing it.I fedexed these documents in but expect them to be rejected.
Okay…a little confused - you’re saying she never took title in her previously married name? Because you then say “Title was only in the name of the borrower, and not in the name of her former husband.” - you mean the former husband’s last name? Example: Jane Smith WATA Jane Doe (Jane Doe being her former married name)
Somewhere in the chain of title her married name was used - possibly as a non-borrowing spouse? Title/Searcher found something somewhere - .
They may or may not be rejected - depends on the lender. But you did say “she insisted on crossing everything out and initialing it” - don’t let signers take command of the signing like that - NO changes to the docs are allowed without express consent of title and/or lender.
Just make sure you get paid for the initial signing AND the re-sign.

Thank you so much for replying. Unfortunately it was Friday night so there was no one I could contact. It was a very sloppy package was incorrect Notary blocks that I had to correct, typos in her name, and the heading of the document kept saying her married name even though she had changed it. Worst I’ve ever seen.
Usually if there is a discrepancy in the name or amounts. A call should go to the title company OR Escrow after hours line.
Usually the lender instructions will tell you whether you could make this type of correction in that manner. As you may or may not know some lenders are VERY picky especially where changing name/format is involved. Personally I would not proceed with the closing until I got the OK from the title or mortgage company.
