Has anyone ever done one of these property inspections for this company? How reliable on payment? Thanks in advance.
@zed298 Excellent question! ![]()
Just wondering if by any chance were you able to locate the immediately available information found within the Notary Cafe database on this business entity?
This information is a GOLDMINE!
Most members express that they find it difficult/NEARLY IMPOSSIBLE to locate the Search Function in order to access the wealth of information available within the database that has been generously contributed by your sagacious fellow business owners over the years . . .
To be helpful, Iâve inserted an image for you & others [see below] to help members locate it to unlock the wisdom & knowledge of other members on the forums.
Iâve performed a cursory Search on your behalf and the results show multiple threads (in addition to yours) about NON-PAYMENT with this particular business entity.
.
SPECIAL NOTE: Accessing the database to locate information about potential clients has saved many of us an inordinate amount of time âchasingâ payments for Services professionally provided to potential non-payers . . . ![]()

I recently completed a job assignment on Thursday and was told I will receive payment within 21 one assignment has been approved. It was approved they emailed me today requesting my w-9 for payment we shall seeâŠ
I received a request from them a couple of weeks ago, but the order was for another state. I let them know that and then they sent the same order again with like a $10 increase. At that point I just declined and havenât heard from them again. I searched the forum here to see who they were, as I had never heard of them. I quickly found out that others have had payment issues with them. The one thing I am adamant about is not working with services that I will have to chase my money. Once that happens, they go on the never again list.
Accessing the Notary Cafe database to locate information about potential clients PRIOR TO providing any professional services has saved many of us an inordinate amount of time âchasingâ payments. ![]()

Iâve heard similar feedback from other notaries who have worked with them, and while Iâ found their approach to be a bit rude and frustrating at times, I had completed about 10 or more signings with them and was always paid promptly. That said, I eventually let them know I wouldnât be taking on any more assignments, including one I was already assigned to. I started to suspect something wasnât right when they changed their business nameâit raised some red flags for me.
I recently completed an order for InvestorBootz on Thursday, July 3, 2025. It wasnât until a post by user zed298 that I realized I had not yet received payment for the assignment. I had originally sent the invoice on July 9, 2025, having forgotten to submit it immediately after the appointment.
After seeing the post, I reviewed the signing agreement and found specific terms under the Compensation section that I had overlookedânamely clauses 3f, 3g, and 3h. My original invoice did not meet the outlined requirements. Once I identified the issue, I revised the invoice to comply with their standards and submitted it to the designated email address. Payment was issued two days later. This was a good lesson for me to inquire or check the agreement that you have with a particular company or inquire about the invoicing requirements when the order is accepted if not before. Also review the agreement that you have with the company that hired you. In some signing service platforms, it is very easy to find the âagreementâ and/or terms and conditions surrounding compensation and payments. I will be checking on the fine print before I start to say something negative about a client or signing service company that has not paid because it could be my fault.
Here were the parts of the agreement that I had failed to follow.
- In section 3f I did not send the invoice to the correct email address.
- In section 3g it states, âg. Payments shall be processed within 14 days of receipt of compliant invoice.â. Because I did not send a âcompliant invoiceâ I was not paid in 14 days.
- In section 3h it states what information is required for an invoice to be compliant. I had failed to provide all of the required information on the invoice.
- Compensation.
a. In consideration of your performance of the Services as provided herein, InvestorBootz, LLC agrees to pay you the amount specified and arranged at the time of accepting the order from InvestorBootz, LLC.
b. In the event an order is cancelled after you show up to an appointment, a trip fee of up to $30 will be paid unless another amount has been previously agreed upon by an InvestorBootz, LLC representative. All other trip/cancellation fees must be agreed upon by an InvestorBootz, LLC representative.
c. If a particular signing requires you to make more than one trip, you will be paid per trip; however, any additional trips MUST be authorized and fee agreed upon by a InvestorBootz, LLC representative, or you will not be compensated for such additional trip.
d. Notary is responsible for ensuring their Notary Profile credentials are complete including a current W-9. InvestorBootz, LLC may withhold payment to notary until a current W-9 is received.
e. If you make a mistake, miss a signature, miss a stamp, miss shipping deadline, miss scanback deadline, donât take photos according to our specific âphoto instructions formâ, or in any other way cause there to need corrections to your assignment, then your fee may be reduced by $25 or an amount equal to the cost of the correction (i.e., required to hire another notary to fix the problem) whichever is greater. InvestorBootz, LLC will always contact the assigned notary first and request that the notary cure the error timely. InvestorBootz, LLC understands that there will be errors at times. InvestorBootz, LLC expects the assigned notary to act as a professional and take responsibility for errors within his or her control.
f. Notaries shall provide invoices to accounting@InvestorBootz.com. Invoices are not considered delivered unless received at accounting@InvestorBootz.com.
g. Payments shall be processed within 14 days of receipt of compliant invoice. Payments are made on Fridays by 9pm PST following Net 14 via Deluxe eChecks. If the 14th day falls on a Friday, payment will be included in the following weekâs payment batch.
h. A compliant invoice is defined as an individual or combined invoice to include Notaryâs payee name according to their SSN or Business TIN, notaryâs email, InvestorBootz, LLC Order #, appointment date, last name of signer(s), and amount agreed upon.

Late to the party here, but I have completed 4 or 5 Investorbootz transactions and they have paid the first few I did within 30 days. The last few were more recent, but I donât see why it would be a problem. I like working for them as I charge a similar fee for what I would do a signing for without any paperwork, printing, stamping, shipping, etc.
Just had a payment come through more in the 35 day range and now I have one that is 45 days since date of service. I have left 2 voicemails and sent several emails. I am rethinking my endorsement for InvestorbootzâŠ
@mattdreyer
Excellent Business Decision!
Sorry to read that youâre experiencing payment difficulties with this business entity.
Thank You
for sharing your direct experience with this business entity.
Youâve described the typical scenario that is seen played out on the Notary Cafe forum time after time . . .
The process:
-
Professional Signing Agent [PSA] will receive an offer
-
The PSA will Research the potential new client & quickly see that this particular business entity has a shady / non-payment reputation
-
The PSA thinks:
- âOh, non-payment wonât happen to me.â
- âThe scheduler was ebullient & friendly.â
- âThey told me the business entity has cleared up the payment issues, because they now have a ânew Accountantâ on staff.â
-
The Business Owner/PSA decides (against all the red flags) theyâll trust the scheduler (the person with the ulterior motive) & accept the Signing Order [SO]
-
The initial 3 or 4 SOs will be promptly paid
-
The difficulties begin at this point in time when the payment interval extends out further . . . and further . . . etc.
-
At that juncture the non-payment status has been reached & the PSA is normally âghostedâ for any email, text, phone call requests for payment of the long overdue invoices

I did finally get payment, after a few phone calls, a few messages on notarydash, and one last VM where I said I would take action the next day with filing an official complaint. So good news, I got paid after 45 days (they promise 21 business days, ha). Bad news it took a lot of complaining and messaging.
@mattdreyer CONGRATULATIONS!
Thank You
for your direct experience / payment update with this business entity.

send a strongly worded reminder email- I find that very helpful with this specific business .
Hello! I completed two inspections with this company, one in January 2025, and the other in February 2025. They have yet to pay me. Mind you, I am located in Northern New York, so I conducted both jobs in the midst of winter. I have never accepted a job again.
Did you send an invoice to accounting@investorbootz.com? If not you wonât get paid. The invoice has to include all the order information as well. I have done 3 jobs for them and have been paid. I usually follow up a day or 2 after payment is due if I havenât been paid on the due date. The last order there were some issues on site and they increased my fee and said he could get me paid early, which he did. I was paid within 3 days. I would probably do another order for them, but I am selective as to what I do for them.
He called me one time told him donât do that kind of work.
I am pleased to inform you that I have finally received payment from Investor Bootz. Thank you, everyone, for all your input.
I am glad it was resolved in a positive manner.
