I have a closing tomorrow night at 8:00pm. In the After Hours instructions, there are two lists; 17 names and email addresses are on the first list and 11 more names with phone numbers are on the second list. The After Hours instructions (in case there’s a problem at the closing table) are for me to call an 800 number. If I fail to reach someone at the 800 number then I am instructed to start down the first list, in order, until I reach someone. If I still don’t reach someone on the first list, then I am to proceed down the second list, again in the order listed, until I reach someone.
I know it’s a holiday weekend and people at title may be busy and enjoying personal time with friends and family. But, do they really expect me to sit there with the borrowers and make 29 different attempts to contact somebody. I don’t think so.
I think if I have a problem at the table, I will try the 800 number. Failing that, I will attempt to contact the Settlement Agent and/or Lender listed on the CD. Then, I’m done! Is this a reasonable plan of action??
I know I certainly would weed them out…You have a closing scheduled for 8pm…no one in the know will be available at that time on a Friday night and why would they expect you to take that kind of time at that time of night … ridiculous and I, for one, would tell them so. In fact I’d probably tell them “you tell me who’s going to be available and that’s who I’ll call”
Don’t get pushed around. They might as well list 50 names and numbers. Is Jen Psaki on the list? The Roto Rooter guy? How about Mike Lindell of My Pillow? Did title give you a promo code to use? How about calling the Medicare Hot-Line to see if you can get your dentures for free?
Krome, I’m kidding of course (not meant at you) so don’t give in to this nonsense. If title can’t give you one number with maybe an alternate, you’ve done your best. Maybe call them before you head out to the signing to ensure you can get help if needed. That’s what I do and they’re usually appreciative.
Most of the time people just need explanation of what the document is. I haven’t had many that need extra explanations. When I do they seem to have their loan officer on speed dial! LOL
Lol. That’s crazy. I never call people on those lists. If they don’t give me one specific person to contact, then I figure it out myself. How does it make sense to make it difficult for the signing agent to get assistance? Yet, they do it consistently.
This is why I’m very cautious about taking assignments close to holidays. I’ve had a few that would not close due to being able to get a hold of someone. I have the signer’s contact the lender, title, broker, etc…
Be careful of any verbal instructions. Everything needs to be in writing or it wasn’t said. You’re the last in the chain of events. This means any “misunderstandings” are your problem.
That’s a “first” for me. I’ve never seen anything like that - usually there are a couple of names " of two numbers and that would be it. Curious if you’ve done business with this particular company before this Signing. I got a laugh out of Arichter’s reply, that the last number would be “have to contact Title or lender”. I always enjoy her posts.
Take note Newbies. LindaH says anybody in the know wouldn’t take an 8pm Friday closing. That’s the ones you have to jump at because you just bailed out the SS. It’s tough to do on Fridays at 8pm, but that’s what will separate you from all the other Newbies out there. That’s what will get you noticed and lead to more business.
No I did not - if you’re going to dispute something, get it right…I said
“No one in the know will be available at that time on a Friday night” - meaning anyone in the know at title or hiring party to answer questions. Dispute, fine - but make sure you dispute me properly…maybe you should have read the whole thread first.
I knew he had misquoted or misunderstood what you said. But I didn’t dispute what he said and I should have corrected him myself. Sorry that I let it go.
This was a 8pm Friday night on the long Thanksgiving weekend. I knew that when I accepted it eight days prior to closing. I rarely have questions at closings and have needed to call anyone. And most of the time the borrowers end up calling their loan officer.
So I wasn’t really that concerned about having a list of 29 contacts. I wasn’t going to follow those instructions regardless. I was just curious about how other signing agents would respond to those instructions.
BTW, every one should know I received a PM to my post from the Title Company in question. He correctly ascertained I was talking about instructions from his company even though I didn’t mention them by name. He said he agrees the instructions are way too long and said he’s working on getting them changed.
My point wasn’t to dispute anyone. I was just trying to make the point that in order to build a Newbie’s NSA resume, they should take the assignments nobody seems to want. As far as having a helpline, I would suggest to Newbies to take the assignment and cross that bridge if they get to it. The SS will let you know at some point if you made a mistake and you have to go back to borrower’s for any corrections. That’s how you learn from your mistakes.
