I just got my first text requesting a signing that states the date but the time is TBD. I’ve never seen that before. I’m still a newbie but wonder if that’s something that happens from time to time.
Yep…love 'em when they’re TBD because I can usually schedule the time to my convenience.
It means you can communicate with the signer and agree on a time that works for both of you. It’s a good thing.
TBD’s are a dual edge sword in my opinion but not bad in anyway. When you call to schedule a TBD the signers will have a varying degree of availabitly. Some times they are extremely flexible and other times they may tell you that they can only sign at a certain time and only that time. Or it can be anything in betweem. Some agencies just put out TBD’s becasuse they havent spoke to the borrowers and they just have no idea when the borrowers can sign.
If you are new they should be great. When you are more experienced and busier with a pretty full schedule you will find that they often conflict and cannot be worked out and you may have to give them back to the agency to reassign.
I wouldnt hesitate to take them either way. If you need to give them back do it quickly and let the agency know you just couldnt work out a time and you look forward to working with them the next time. They understand. They just dont like getting ASAP’s back.
You are correct. I would like to add that to avoid going back and forth with the client, just send a msg or call once with your list of availabilities and ask the client to pick one and lock it. Never ask the client to give you their time first, it may not fit with yours and that may cause a ping pong situation. For example: say something like: I am available on this Friday 11/5 8am, 3pm or 5pm; or this Saturday 11/6 at 12p, or 4pm. Please let me know. Believe me they want to close so they will work harder to fit in your schedule.
