Timios Title, A California Corporation

These folks have been sending me what appeared to be fake computer generated signing offers for a long time. Then I learned they were actually offers for work. I wondered why the same jobs were resent to me over a two week period at times.

I learned TIMIOS is a huge title company when I finally spoke with someone about their emails. Title companies that farm out cheap assignments like this are uncommon. A notary needs to think about why TIMIOS is dealing directly with notaries and what they offer in return for not having to pay a typical signing fee of $250 for the agency and notary.

When I’ve received title company offers in the past they don’t try to deny the notary the full $250 because they know you are experienced and won’t cause them problems, that sometimes bad agencies drop the ball for them and cause hassles. So I don’t expect a title company to be low balling me. The $115 offer ignores scan backs that can be time consuming! It also is $5 below the rate of inflation it should pay since the past 12 years $100 was the common fee agencies paid. Inflation means $120 should be the base for any refi loan fee in 2021.

Yesterday at 1:00 pm I turned down a TIMIOS phone call offer of a ReFi of $115 for scan back because my scan fee is $25. It was also a rush assignment for 7:00 pm on a Friday evening. (It was 135 pages for one signer). I then received another call hours later of their willingness to pay my fee of $150 for the urgent signing. I later learned from the signer that they had found a notary but she could only do 9:00 pm and so he asked for someone who could do the signing at 7:00 pm. That’s why they called me back 3 hours later.

So TIMIOS had many hours prior to a must signing and chose to wade through notaries low balling us until they found someone willing, yet it didn’t conform to the signer’s time request. All so they could avoid paying what all other title companies offer that’s an average of $250 in order to deny notary publics our fair share.

After I accepted the offer, they proceeded to send me multiple PDF’s that weren’t merged together. They urged me to send scans back immediately. After the signing I learned they were gone for the weekend and never responded. I had no one really assigned to me for things like passwords to help me log into their system. No one was there to help. I got an auto email that the person who sent me the docs would be"back in the morning". I have no response from anyone.

So this TIMIOS is a title company that deliberately seeks to deny notary publics the $250 fee they are supposed to provide to us they would otherwise pay to an agency that takes half the fee for itself. There were 12 signatures to notarize!! This is the common fee for notary signings by title companies. They’ve devised a system that is unhelpful to the notary with no one assigned to them for any signing issues, etc. They get an experienced notary like myself and tried to, not only low ball me at $115, but didn’t accommodate the signer’s need for 7:00 pm at the latest for his signing request.

They nearly lost the opportunity for a notary that evening in emergency mode finally giving in to the $150 fee request. They put the signing in jeopardy for failing to offer a realistic signing fee to a notary. They didn’t care about the borrower’s time frame for the appointment. They weren’t available to me whatsoever with any emergency numbers to reach them. They didn’t provide a password to get into their system to upload the scans. They didn’t care about the borrower’s confidentiality that they didn’t send secured documents by email.

They don’t do much for a notary. Title companies are usually more than happy to pay me $250 for this kind of a situation. The only good thing I can say about TIMIOS is their documents are well done and clean.

Thanks for sharing all of this information, I received an email from them as well for 7:00 p.m. yesterday evening and the fee was quite low. So I totally totally appreciate this! I am so glad I declined.

Thank you! I found this information to be very helpful. It offers great guidance as to pricing for new signing agents like myself. I appreciate all the information and knowledge I can get that will help me with pricing and the ins and outs pertaining to signings.

I have had a few similar experiences with them. I fired them. I hate to say it, but I think the correct description of their behavior is wh-re.

I thought it was me that didn’t get this Timios company. I’ve received several emails and/or text messages asking if I’m available. I respond & nothing. Then I finally get one we’re the individual from Timios asked what my price was . I gave it to her & she said okay that acceptable & would send me documents shortly. A few hours went by & nothing. I sent multiple emails into the night & still nothing. The signing was suppose to be two days later. A day before signing I reached out several times again to inquire about the documents. I finally get a response from the scheduling assistant that advised they have it to another notary. At what point were they going to communicate this to me after telling me they assigned it to me. So yesterday when the signing was suppose to occur, I get an email from Timios asking if I was available for the same assignment but with a different time. Mind you the time was within an hour of their notice. I sent an email back to Timios asking if they forgot they told me they gave assignment to someone else. I don’t under the unprofessionalism & extreme lack of communication with this company

I don’t know what area you service, but $250 for a signing is a very rare experience where I am. I do a lot of work for Timios and if the suggested fee is below my minimum, I counter and usually get what I want. Just because you aren’t familiar with how this TC operates is not fair to slam them. Give them another go0 and you might be surprised.

I’ve gotten a couple of emails from Timios lately offering signings, but they didn’t tell me what kinds of signings they were, and they didn’t make a fee offer. I responded saying I was available, but I was not familiar with Timios, I never heard from them again.

Timios recently reduced their fees. When I get the request they include a comment to not reply back with different fees. The fee is fixed regardless of distance. I’ll still take their assignments but within certain zip codes and only if I’ve got nothing else scheduled.

I did want to UPDATE that they paid me within one week, so that was pretty good.

One other UPDATE: Timios called me with a new signing offering me $90 for a refi. I told her that was way too low for San Francisco. Refi’s are usually huge and time consuming. I would never accept that fee unless I was a new signing agent.

I was contacted from Timios earlier this week with a signing on Friday, today. I said I was available, but gave them a new offer. They took my offer and it’s for a reverse mortgage. I think I should have went higher on the counter offer. I forgot how much is involved in a reverse mortgage.

They had me sign a 5 page contract. I also had an enrollment form to sign with pricing and stated on this that I give my pricing when I know more about each signing, how many pages to print, distance to travel, etc.

So far I have had no issues, the paperwork was given to me last night and I was able to go through it and send any questions to them this morning and they replied within a half hour.

And what was the pay for this reverse mtg?

By Timios combining the escrow and signing services, they can retain more business and offer lower rates than their title competition companies like old republic, first american and others. Its nothing personal to low ball solely to signing agents. Its a way to get more title business. Its called cut throat business deals. Business is business.

That is so unprofessional and I have experienced that as well. Like, communicate?! They expect us to be completely perfect and if we DARE to make a simple mistake or miss something then it’s “off with our heads.” But what about them? What can we expect from them? It’s always the crappiest signing companies that expect the most and pay the worst, I’ve learned.

Can you elaborate on “combining the escrow and signing services”?

Timios is a Title & Escrow Company. They added their own signing service within. So they are not only a title company but signing company too. Smart huh. I think some people assume they are just another signing service.

I’ve complete 2 signings for TIMIOS (one on 9-4-2021 and one on 9-11-2021). Both times I couldn’t get anyone to answer either phone call or email… I had to apologize to the signers for not being able to get intouch with anyone.
