Hybrid Closing/Wet Signature

Ok I’m excited I just received my first hybrid! I’m so confused because the SS said we will complete as a “wet” signing. We will not have to add additional electronic signatures! YAY! This has made me aware that I need to be ready for a true hybrid that may require electronic signatures in the future. Always learning!

I can think of three kinds of closing assignments, when it comes to electronic signatures.

  1. The traditional wet signing, where everything that needs to be signed is signed with ink; some of these documents are also notarized, some are not.
  2. A hybrid, where all the documents that don’t need notarization are signed electronically, and all the documents that need notarization are signed with ink.
  3. A hybrid, where all the documents that don’t need notarization are signed electronically, the notarized documents that are not being recorded are electronically signed by both the signers and the notary, and the recorded notarized documents are signed in ink.

Thank you! The SS sent me to packages. One is the Esign package and one is labeled the notary package. I guess I still need clarity from them because the instructions say that the Esign package will be sent to the signers to sign electronically.

Uhm, don’t get confused. Hybrid closing requires wet signature and wet notarization on critical docs like signature/name affidavit, DOT, etc. in addition to digital signing!

I confirmed with the SS that I will not have to complete anything electrically. (Thank Goodness)

Interesting…I’ve never done hybrid signing that doesn’t require wet signature before. Huh🤔

Hybrid closing is designed to save time at the closing table and paper. So traditionally the customer either sign most docs digitally on their own device on closing day before you arrive or you can do it with them on your device when you’re there. And then you finish it off with a few more signatures on traditional paper which require wet signature.

That is great it sounds like they will have the customer complete everything before you arrive and then you just have them sign the wet signature portion?

Yes! I will only complete the parts that need notarization and have them complete wet signatures. I still don’t understand why they sent me the documents that require e signatures as those documents have not been filled out. Maybe they just send me everything (but I will ask about that). The signing isn’t until Wednesday so I will ask in the morning.

OK good luck. Just remember some of these reps don’t know what hell they’re talking about. It’s your job to know everything and do your job perfectly in accordance with your state.
So many times I showed up for hybrid. The customer said they have complete their portion but they didn’t! I always have an Ipad with me for them to sign on my device or I have to wait for them to finish on theirs. :joy:

To be safe. I recommend that you bring your own device in case you need to pull it out!

Yes, I’m going to ask the signers as well. I notice that some of the esign docs have their names printed on the Printed Signature Line, But the things that need check marked on the document has not been filled out. This is already feeling like the esigning portion of this is not completed. ugh

I get hybrids. Depending on the company, they often send a wet file, an escrow file, an updated CD…and thus, confusing. It would be much easier if they just merged the files and called that 1 file, the notary or wet file.

I got a first hybrid closing request last week…at first, I turned it down cause I was nervous about the process. Then I paused and hit the “I’m available” thinking how bad could it be? LOL, I got the assignment and it went smoothly. Got a second one scheduled for today. Fewer pages quicker appointments, less prep time. It would be nice to see more of these types of closings.

For my signing today the signers have not completed their required portion. I called the company that assigned me and they said that they will send them the document link after my appointment. I was under the impression that this was to be done prior to my arrival. The one I did last week I got notification yesterday that the signers completed their portion ( 4 days after the signing). I guess I need help with understanding the process.
