An open forum is a public space for discussing a range of subjects while encouraging the exchange of knowledge, experiences, and viewpoints. As fellow colleagues, we should each be given respect, valued and never be disparaged. That’s my opinion.

Actually, more real points are made than not — a point going over someone’s head isn’t the same as no point being made. That’s exactly why asking clarifying questions matters: it’s the difference between a clear point and NO point.

My understanding is hybrid refers tobthectyoevof signing. Some electronic and some in person. A HELOC is a type of loan Home Equity Line Of Credit. I think there are now hybrid loans.
All kinds of hybrids with the QR code to scan to confirm the electronic signing is done. Doesn’t mean it’s a HELOC. Standard refi also have that option which I like because of printing 150 pages it’s usually about 100 instead. I like hybrid packages. They are relatively fast.

I had my own personal closing this week which I’ve since canceled with my RTC. The agent came in sloppy shorts, tshirt. I close a lot for the company and know the docs well. He had no copy for me, said I don’t make copies, wanted to keep all 3 RTC’s (federal law I receive 2), kept no notary log (said he uses a sighing agent log with no customer signature you can “write” all you want, no verification. To top off I had no disbursement instructions, the only Totle doc in it was the ALTA, and the biggest issue of all was all of the notary sections were filled and SIGNED!! He simply stamped them??? At this point I had to say my peace that the unprofessionalism is why we get a bad wrap! I asked him to look at his instructions from signature closers, it says to print a copy? At that point he said things I said things and since it was all illegal with his signature applied before we even met, I was mad at myself for still signing everything! I’ve since felt badly for my comments because I don’t normally say what’s in my mind. This could be resolved if every company would send a questionnaire to every closing afterwards with these questions! I canceled it the next day feeling uneasy about it. The LO was pissed but just didn’t understand I canceled mainly for other reasons. This was one random agent where I was on the other side of the table and all that happened? It does make me understand why I’m so busy, my counter offers are accepted enough to keep me busy and I’m humbled enough to know when certain well paying companies have a notice if I’m available I can almost bet I’ll get assigned. I only put 6 months of zoom classes into it to be able to know enough to answer questions or point to the answer without going over the boundaries of the answer needing to be answered be a LO, Escrow or an attorney.. That is what will set you apart. This is not a “gig” or side whatever, these are extremely important closings, maybe it’s just me, no matter what I’ve ever worked in or at, I’ve given it my all to include learning as much as possible, does many of you agree??
I want to add despite my experience I would never name the agent or report my experience to the hiring company. That’s not who I am.
You should have named the signing agent to everyone. No one behaving like that needs to stay commissioned. These types of LSA’s is why we get a ton of instructions that are basic things everyone should know and do already. And this idea that LSA’s do not print the signer copy? Ridiculous. It’s part of the job. If it happened to me I’d refuse to sign call the lender and point that notary to the door. No way.
Agreed! I was so mad at myself for completing, instead I was so upset with what I saw. It’s as if he chose to not print the Title docs at all, not to mention the Alta was suppose to be legal and a few others yet it was all on letter?? I did tell my LO all this as a borrower.. He stated now I’m wondering how many clients this is done too and they won’t be using this agent in the future.. I personally felt relief I canceled.. I requested the docs prior to canceling from the Title co mentioning my agent had nothing, never received them.. I would welcome surveys sent to every single closing about us, Superior Notary does and shares the feedback with you afterwards, I love seeing personal comments that are so positive about my performance! They even ask about attire! Thank you!
How are people signing for others? Aren’t ID’s being checked before signing? That is a felony and fraud.
