I’m signed up to 45 of em. All the big names. I get like 1 email a week for some $75 reverse mortgage that immediately gets taken by someone else lol.
Anyone who has ever worked in a small office where they at least occasionally have to greet a visitor at the front desk is familiar with the “I was just in the neighborhood visiting a client” line. I would suggest that you try something a little more creative than that.
If you offer to do their long distance out of office closings you might be successful. I have had TCs call me only for those deals that are 25 miles away or more. That will get your foot in the door and let you become familiar with the EOs.

I’ve been doing this for 10 years. I am hooked up with 3 title companies, all very reputable. During the refi craze, I have been getting all the work I can handle. But when it slows down, as the last few weeks have shown, so do the refis.
Most title companies handle sales, which are referred to them by R.E. companies. Most of that business goes direct to a “captive” title company and you are wasting your time with them.
Find some reputable signing services (NOT snapdocs or Timios) and work with them.
Be patient. This takes time!

Hi “Noble.” This is my first time seeing this Forum and your title caught my eye. I think i just ended up reading the whole thread. I have a lot of thoughts and I hope they’ll be of some use to you.
A few things first off:

I totally hear and feel your frustrations and especially as a highly-educated millennial who’s probably feeling scammed and struggling for a sustainable career with some semblance of a life and something to show for it on the other side.

I get your skepticism and reluctance to invest in courses or certifications, especially if you feel like you’ve wasted valuable years and money getting your formal education and feel like it’s gotten you nowhere. I’m in the same boat but for different reasons, as I basically threw my Master’s degree away (but not the student loans
) to be a caregiver for my grandparents. The struggle and frustration and debt is real! -
To be fully honest, I’ve only seen your thumbnail and posts in this thread so please forgive me if I am speaking out of turn on anything. But I sense that, despite those circumstances you’ve alluded to, you’re an eagle. I believe you are capable of being GREAT at whatever you put your hand and heart at! And maybe that’s been your past experience, which can make feeling rejected or dismissed by the gatekeepers extra painful and seemingly worthless. But don’t lose heart! Remember who YOU are and the Greatness within you! These are very trying times for so many reasons but please remember (or research if you don’t know) — many of today’s self-made millionaires’ fortunes were made rising out of the ashes of the 2008 financial collapse! I need you to do more than try. I need you to be Relentless is achieving YOUR success ok?

I need you to remember that whatever critical or insulting or pessimistic view is expressed, it will ALWAYSSSSSS have PLENTY of voices to chime in on the most limiting beliefs. It’s always easier and self-soothing to settle and blame, rather than push beyond the limitations and freaking GO FOR IT! To have folks in your corner like that is truly “rare air.” Whatever limitations and barriers you see or experience, guess what? They are 100% REAL. But. So. What. Soar beyond the limitations. Break down the barriers. Melt the gatekeepers lol. Use your brilliance to implement and innovate strategies that will get YOU the exceptional results.
Those points above are all I really needed to say and I truly hope they resonate with you and everyone else who sees helpful truths in it themselves. I’m one of those people that just really wants to see everybody win lol. That is my heart for you all and if I take anymore time on this forum, I’m probably gonna use the day sharing pep talks!
But, hey I’m grateful I landed here as this discourse with my notary colleagues has actually made a tough day better for me! So thank yall! (That was an unintended ramble lol … back to my points.) Beyond what I said above, if it’s any useful feedback, I’ll share with you what I know on some of the things you mentioned above.
So I am a learning junkie. And anything I do, I want to do with deep knowledge and develop expertise. So since I became a notary last year, I have taken LSS (because it was the first and only LSA training i knew of at the time, though i also was side-eyeing that sales guy and definitely planning on getting my money back), NNA NSA, Notary2Pro, Laura Biewer Presents, and the LSA Blueprint and I routinely do continuing ed with Notary Stars, Coast2Coast, TNT with Bill Soroka, as well as a plethora of pop-up trainings with the greats — Phyllis Traylor, Liz Head, Selethia of Dotted Line Signings, … ya girl is putting in that werk lol! I’m DEFINITELY not saying any of that to brag — I am not a “look at me” brag about my resume kind of person. I say it because I have a VERY broad perspective on this training and that and clearly no “allegiance” to one. At some point, I will probably do a youtube video series breaking down each one, and they all have been great and benefitted me SO much but in different ways.
But let me tell you. That LSS thang hits different. To be honest, it used to rub me a little bit — all this talk about the “LSS family” and stuff in the facebook group felt kinda cult-y to me. But. Months in to this thing. I get it. Mark IS different. He is super over-the-top in the promo videos but that man is TRULY invested in each person and their success. If you want to learn how to be a good notary or NSA, any of those others can teach you that. If you want to be a very well-rounded business person, using that notary stamp as a starting point Bill Soroka is wonderful for that and Sign & Thrive is only $35/month I believe. But if you want to be with thousands of people around the country who KNOW there is greatness in you and will give you the cheat codes at every level, then you might want to give LSS a try. As much as I stan, I am NOT an affiliate and I have nothing personal to gain by sharing that with you. I’m just taking the time to try to help people get a “behind the scenes” idea of what’s so special about that “snake oil” saleman’s program. I really would encourage you to jump on with Mark personally and for FREE on Mondays. He does live one-on-one accountability coaching to ANYBODY on his Instagram page. And those videos are up on youtube if you want to watch and see what they’re like. The one from a couple weeks ago with Maya and the lady with her daughter had me BAWLING!!!
All that said, you definitely don’t have to do LSS. There are plenty of other people who’ve built 6- and 7-figure LSA empires through other programs or none at all! But if you want a flock of eagles who will help you soar to new heights, you will find them in the Six-Figure Facebook group.
Oh! And for all the times I see people claiming it’s all a scam, I gotta tell you … those people featured in Mark’s videos are VERY ACTIVE as mentors and facebook coaches in that Six Figure group. You can go back through their posts from THEIR beginnings and see EXACTLY their journey to where they are now. AND those same people are now signing service and seven-figure earners and they lead WEEKLY mentorship trainings with us! Those people are REAL. Their stories are REAL. And yes, Robin Schmidt is very very real!
Since her name has come up a few times in this thread, I encourage yall to search her name in youtube and watch BOTH of her videos with Mark. Well, as @borunda06jason said above, she is the owner of 5280 Signing, a signing service here in Colorado that is very well loved by its NSAs. I can tell you that Robin is real because she is the admin for our state’s group and I message back and forth with her all the time. She is so sweet and encouraging and always posting huge insider tips and answering posts in ways that help NSAs get the RIGHT answers on stuff. But the LSS Six-Fig group has a couple dozen “Robins” — students who became successful NSAs and now are ss owners who are giving back. And they are all over the country.
So LSS is not a scam. It’s what you make of it. It is a very uplifting space, where Mark and LSS folks refuse to speak ill of other programs and don’t defend against all the harsh claims. We just focus on building our own and each other’s success and wish the same for everyone else! No doubt success may come faster or easier, depending on your circumstances and, again you don’t need this program. But for those who want to try it, I admire that Mark does offer payment plans and full refunds! I never asked for mine back and tbh I am getting waaaaaaaaaaaaay more value than I paid. Again, I know this probably seems like a sales pitch and I truly have no interest in what anyone chooses to do. But I’m a tough customer and just happy to share that this program way exceeds my expectations. And I don’t think it’s perfect but I love that Mark is constantly ADDING to it, updating it, and making improvements. And above all, it operates in integrity. (I ended up looking at the BBB reviews of this and another program I was in and i was like WOW! Mark really gained points with me because of that.)
As long as I’m giving review feedback, let me encourage you to really consider the opportunity costs of diy’ing this thing versus investing in your process. Every week I get education from the Best in the biz and it helps me avoid mistakes that might have me blackballed in a highly competitive market and pro-tips to help me stand out amidst the masses of “pandemic notaries,” as Griff (of Griffin Notary Services youtube) coined.
And I’ll give a quick and dirty on the other programs too! (Hey if I’m only gonna take time on to do this forum thing rarely, I may as well make it a whole volume! 
)
Notary Signing Agent Courses:
NNA: I actually thought it was good! I learned a ton! It covers things I constantly see brought up as questions or controversies in the facebook notary groups (which I have largely ditched bc most of the posts are cat-fights, limited-mindset focus, or redundant, basic questions rather than learning and GROWTH focused).
LSS: The course itself is ok. It’s the mentorship and ongoing live education that really makes it special to me. I chose the Six-figure level and I’m REALLY glad i did! I can’t speak to the other levels, since I stay in the Six-Figure facebook (to learn directly from the most successful students) and my state’s fb group the most. Also, there is another group! It’s the Next Level group and this is really “where the money reside” lol. Many of these students are now very successful signing services owners.
Blueprint with Jon Snedeker: I thought the course was very valuable! Lots of great tips, especially marketing tips! Following course completion, there is an option to level up to their Six-Figure group as well. Jon is very knowledgeable.
Notary2Pro: Obviously Carol Ray is one of the GOATs. I kind of expected more notary focus but it is solid guidance through the NSA stuff. You do lose access to the main course after 90 days i believe and then get access to their Elite stuff — continuing ed, etc. It’s a bit of a maze for me — lots of resources but varying routes to get to it. I think they’re updating a bit so that might add to my feeling lost. I do go through the learning content repeatedly though to stay sharp.
Laura Biewer Presents: She’s the GOAT with all other topics notary. I use this as training and reference for my GNW or “Specialty Notary Work.”
Notary Stars: I’m new to joining their platform but the loan doc-specific continuing education is AWESOME! Very very thorough! Ronnie is such a personality and is kind of “no filter” but I really like his heart and his team and I’m glad to make this investment as a relative newbie.
Bill Soroka: I haven’t invested in his Sign & Thrive course yet but I plan to join in in the future. I have heard amazing things about his book though! Based on the responses of some of the highly successful notaries I know, I think it would be a great read, especially for a newbie that might feel discouraged or want some guidance starting out.
There’s so much opportunity to truly thrive in this field! For those who truly want to do a great job serving others and have a strong entrepreneurial mindset, the sky’s the limit! Soar, eagles, soar! 

I would say that I understand the ‘vibe’ you may get from Mark. I also can’t speak to what he charges or whether or not it is a good value to you (I can only speak for myself). However, I do believe that what he says is true. It really is how much you put into it. He is honest about how you should go about the process and he does mention what your expectations should be. There are so many people that are only focusing on the money, they are not listening or they are skipping over these points he makes. That’s why there are so many new agents out there and why so many are making mistakes and/or are disgruntled. I am newer, but I had already been thinking if being a Notary for years. And I never felt it was something to get rich quick. I am taking my time, so I can learn and do this long term.
I’ve been doing this for 12 years - when I started you could walk on and just drop a resume biz card sit have a cup of coffee and talk the talk than next thing you know you have another client. But now it is different and you need a hook, I admit it, anything that you will work after hours to reach the client that they can’t. That you specialize in hard to close (meaning you are willing to call more than once to make appointment(they don’t have time for this you may?) as long as you are done by close), you speak multiple languages, even you grew up in the area and people know you could be your in(do what works),etc
Me I have a PhD in geriatrics so I offer patience with elderly who need that extra care, time (like if they are hard of hearing), I also know sign language. I have gotten several title companies this way now they all give me all types of work- it’s just a way in the door.
So I start with a flyer that states specialty and also everything else.
Now there are weeks I have so much business I hand some off to others.

Really loved your in site. I to have taken the LSS course and thought it to be quite helpful. I wish he would go into the doc’s a little more but mentorship and the continuous training is well worth the investment. I have completed another course through a SS that was very helpful in the understanding of the Doc’s themselves. Hater’s will always be Hater’s. Instead of trying to be helpful as you were they would rather tear others down. Once again thank you for your in site.

I agree that the doc portion of the course was not the most valuable piece but I think it was a good intro to get people started, without getting too “in the weeds” when it already feels overwhelming. We do get twice a month live trainings on docs from successful signing service owners (including Robin) and how to become a preferred LSA. The other live two monthly trainings focus marketing. It’s hard to beat that lol.
I love the ss trainings with Coast 2 Coast and Notary Stars and Robin’s when I was able to jump into one for 5280. TNT, Notary Nerds, and Notary Gals on YouTube as well. Any others you can recommend? I always love a fresh perspective and new insights, especially free ones lol!
As a newbie, I’m focusing on 1) building my business foundation and systems, 2) learning the biz and docs as well as possible in between signings, then step 3) will be marketing once I’ve gotten really proficient with steps 1 and 2.
